Conforming vs. Jumbo Loans in Bakersfield: 2026 Limits Explained

Kern County's 2026 conforming limit is $832,750 and its FHA one-unit limit is $541,287. Here is what each limit means, how few Bakersfield sales go above them, and what changes when a loan is jumbo.

Loan limits decide which programs can finance a purchase, and they change every year. For Bakersfield buyers, two numbers matter most in 2026: the conforming loan limit and the FHA loan limit. Here is what each one means, how they compare with what homes in Bakersfield actually sell for, and what changes once a loan goes above them.

Conforming limit. Fannie Mae and Freddie Mac can buy loans at or below this amount. FHFA raised the 2026 baseline to $832,750, up $26,250 from 2025's $806,500. Kern County is not a designated high-cost area, so the baseline applies here.

FHA limit. HUD sets FHA limits by county. Kern County's 2026 one-unit limit is $541,287, which is the national "floor" HUD uses for lower-cost areas (HUD Mortgagee Letter 2025-23). There is no "FHA jumbo" loan. If you need a bigger loan than the FHA limit allows, you need a different program, or enough down payment to bring the loan amount under the limit.

What these limits mean in Bakersfield's price range

Over the 90 days ending September 15, 2026, Bakersfield recorded 1,210 residential sales in our MLS mirror with a median sale price of $410,000. Here is how those sales line up with the limits:

In practice, most Bakersfield purchases fit inside conforming limits, and a large majority fit inside FHA's. Jumbo financing mostly comes up at the top of the market, and it was most common in the 93311 and 93314 ZIP codes over this period.

VA note: VA does not apply a county loan limit to borrowers with full entitlement. The limit matters for borrowers with reduced entitlement, where it affects how much of the loan VA guarantees and whether a down payment is needed.

What changes with a jumbo loan

A jumbo loan is simply a loan above the conforming limit. Fannie Mae and Freddie Mac can't buy it, so each lender or investor writes its own guidelines. Compared with conforming loans, jumbo programs commonly:

  • Require larger down payments and more documented cash reserves
  • Set higher minimum credit scores
  • Use stricter debt-to-income limits
  • Require more appraisal review, sometimes a second appraisal at higher loan amounts
  • Price differently. Jumbo rates can sit above or below conforming rates depending on market conditions and the investor, so don't assume either way.

Strategies near a limit

If your loan amount lands just above a limit, a few adjustments can change which program applies:

  1. Increase the down payment so the base loan amount fits under the limit.
  2. Negotiate the price, especially on listings that have already had a price reduction. That was 36.7% of active Bakersfield listings as of September 15, 2026 (GEMLS/CRMLS via My Realty Company).
  3. Compare a conforming loan with a jumbo quote. At some loan amounts and credit profiles, the difference is smaller than buyers expect. At others it is larger.
  4. Check VA eligibility if you or a co-borrower may have entitlement.
  5. Remember that limits reset each year. FHFA and HUD usually announce the next year's limits late in the year.

Common misconceptions

  • "The FHA limit is a California floor." The $541,287 figure is HUD's national floor for lower-cost counties, and Kern County sits at that floor for 2026.
  • "Jumbo means I can't qualify." It means different, lender-specific rules, not automatic denial.
  • "The conforming limit caps what I can borrow." It caps what Fannie Mae and Freddie Mac can buy, not total borrowing.
