Most first-time buyer advice is generic. This roadmap uses current Bakersfield market data and official program rules so you can plan with real numbers instead of guesses.

Step 1: Know the local market

What this means: homes that sold recently went under contract in a few weeks at the median, so it helps to have your paperwork and pre-approval ready before you start touring.

Step 2: Know the 2026 loan limits for Kern County

Loan limits cap how much a program will insure or purchase. They are not a measure of what you can afford.

  • Conforming (Fannie Mae/Freddie Mac): $832,750 for a one-unit property in most of the U.S., including Kern County (FHFA, announced for 2026).
  • FHA: HUD set the 2026 one-unit "floor" at $541,287 in Mortgagee Letter 2025-23, effective for case numbers assigned on or after January 1, 2026. Kern County falls at the floor; you can confirm on HUD's FHA mortgage limits lookup.

USDA and Bakersfield: USDA eligibility is based on the property's location. Most addresses within a city the size of Bakersfield are not in eligible areas, while some smaller communities and outlying areas in Kern County may be. Step 4: Build your savings plan

Beyond the down payment, plan for:

  • Closing costs: lender, title, escrow and recording fees. Your Loan Estimate will list them.
  • Prepaid items: homeowners insurance and property tax reserves.
  • Reserves: some programs or lenders look for money left over after closing.
  • Inspections and appraisal.
